Rental Rules 

TENANT agrees to abide by the below at all times while at the property and shall cause all members of the rental party and anyone else TENANT permits on the property to abide by the following rules at all times while at the property. 

    1. Smoking
      1. Smoking is NOT allowed 
    2. Guests
      1. People other than those in the TENANT party set forth above may not stay overnight in the property.  Any other person in the property is the sole responsibility of TENANT.
      2. The OWNER and TENANT state that the rental of these premises is for vacation and recreational purposes and may not be used by the TENANT for parties, receptions, weddings, or any function that would exceed the maximum number of occupants specified in the lease
    3. ADDITIONAL CHARGES AND FORFEITURES
      1. The Guest will be charged what is agreed to be a non-punitive amount as listed below for the following occurrences: $250 for each unauthorized animal. $150 for each unauthorized Guest, each guest in excess of the eight (8) person occupancy Limit, each 2-hour period or portion thereof of unauthorized early arrival or late departure, odor removal due to smoke, pets, or otherwise, outdoor furniture replacement, excessive cleaning including dishes and leaving items to be disposed, trash or otherwise, and non-emergency use of fire extinguishers; the invoiced amount to remedy fines issued, replacement of missing items, damages not covered by Damage Waiver, stains, bed bug treatment, the determination of the need of which is in the sole discretion of the OWNER subject to good faith and Business Judgment Rule requirements; the greater of $60 for returned checks.
    4. Accidents and Injury
      1. The unit is privately owned; the OWNER is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The OWNER are not responsible for the loss of personal belongings or valuables of the TENANT. By accepting this reservation, it is agreed that all tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
    5. Physical Property & Furniture
      1. Keep the property and all furnishings in good order. All furniture must be returned to its original location on TENANT’s departure or will require an additional charge. 
    6. Property Damage
      1. The TENANT will be responsible for all damage and/or breakage and/or loss to the premises except normal wear and tear and unavoidable casualty that may result from occupancy.
    7. Appliances
      1. Only use appliances for their intended uses.
    8. Pets And Animals
      1.  Pets are NOT allowed. No animals, of any description, will be kept in or on-premises.
    9. Parking
      1. Parking is limited to  5 vehicle(s).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
    10. Housekeeping
      1. There is no daily housekeeping service.  Cleaning occurs before your check-in date. 
    11. Linens
      1. The TENANT will supply the TENANT’s own linens, pillow cases, towels and extra blankets. We suggest you bring beach towels. Linens can be requested for a fee from a third party and are the responsibility of the TENANT.
    12. Childproofing
      1.  TENANT understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to but include access to the ocean, adjacent street, cleaning supplies in the house and plants in the house, patio/porch and on the street, that might be poisonous if ingested. 
    13. Fireplace
      1. Please do not throw any paper or other combustible materials in the fireplace. It is sealed and not operational.
    14. BBQ GRILLS AND PROPANE GAS
      1. Upon arrival, Guest shall inspect BBQ grill for cleanliness, and shall promptly contact the Owner if the BBQ grill is not clean upon Guest’s arrival. OWNER charges a $40.00 cleaning fee for BBQ grills that are left dirty at check-out. Please contact this office if tanks are empty upon arrival or before refilling the propane during your stay. We will ask that you retain the receipt and submit it to us for reimbursement. Grills are dangerous, and Guest accepts the risks involved and neither OWNER nor his / her agents will be liable for injuries or death as a result of the use of the grill unless caused by negligence by the OWNER or his / her agents. TENANT agrees to not operate the grill while intoxicated, and to not place any combustible materials on or near the grill when in use.
    15. Security Camera
      1. TENANT understands and accepts that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house. 
    16. Water and Septic
      1.  The property is on a well and septic system.  The water is tested yearly. The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at any time.  If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $200.
    17. Household Duties
      1.  All occupants are required to perform “Normal” household duties that include but are not limited to
        1. Garbage removal. 
        2. Cleaning of individual and guest dishes 
        3. Notification to OWNER of any damages or problems with the property 
        4. Locking of all doors and windows when the rental party leaves the Property. 

By agreeing to this agreement The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below.
